Staging for Photography
Your photos are your first impression. These steps take a few hours and can make a real difference in how often your listing gets clicked.
Deep clean everything
Every surface, appliance, window, and floor must be spotless. Rent a steam cleaner for grout and tile. This is the single most important prep step.
Declutter ruthlessly
Remove 30–40% of personal items from shelves, surfaces, and walls. Guests want to feel like it's a fresh space, not someone's storage unit.
Set the table
A set dining table with placemats, napkins, and a simple centerpiece photographs beautifully and communicates how guests can use the space.
Stage every bed
Fresh white linens, all pillows fluffed and placed, bedside tables clear and organized. Fold the top sheet and duvet down slightly for a hotel look.
Light every space
Turn on every lamp and overhead light. Open all blinds and curtains for natural light. Dark corners read poorly in photos.
Add fresh flowers
A single arrangement of fresh flowers or greenery in the living room or kitchen costs $15 and adds instant warmth and life to the space.
Hide the clutter zones
Stow cleaning supplies, personal items, and anything you wouldn't see in a hotel. Kitchen counters should be near-empty except for the coffee maker.
Check outdoor curb appeal
Mow or clear the entry, sweep the porch, arrange outdoor furniture neatly, and ensure any hot tub is clean and covered properly.
