Why Preparation Matters

In our experience, homes that launch fully prepared tend to perform better than those improved gradually, and early reviews can meaningfully influence a listing's ranking and booking rate. This guide shows you what to invest in and what you can reasonably skip.

Room by Room

The Signature Standard

Every Tahoe Signature property meets this baseline before its first guest arrives. Think of it as a hotel standard applied to your home.

Living Areas

The gathering space is what guests photograph and share. It needs to be visually distinctive and immediately comfortable.

Must have Comfortable sofa seating for full guest capacity
Must have Smart TV (55"+ recommended) with Netflix, HBO, Disney+ logged in
Must have Strong WiFi router: minimum 300Mbps, router in main living area
Must have Adequate lighting: floor lamps, table lamps, not just overhead
Must have Coffee table with books, local guides, and a simple centerpiece
Recommended Gas fireplace or wood stove (major guest draw in Tahoe)
Recommended Local Tahoe-themed artwork or photography on walls
Optional Record player, board game cabinet, or distinctive design feature

Kitchen

Guests love to cook in Tahoe. A well-stocked, photogenic kitchen leads to better reviews and higher perceived value.

Must have Complete cookware set: pots, pans, baking sheets, casserole dish
Must have Full cutlery, dinner plates, bowls, salad plates for capacity + 2
Must have Wine glasses, champagne flutes, pint glasses, mugs
Must have Drip coffee maker and single-serve (Keurig or Nespresso), both
Must have Blender, toaster, can opener, bottle opener, corkscrew
Must have Dish soap, sponges, dishwasher pods: starter supply stocked
Recommended Instant Pot or slow cooker
Recommended High-quality knife set with storage block
Recommended Neutral dish towels and oven mitts, no worn or stained items

Bedrooms

Sleep quality drives reviews more than any other factor. Invest here before anywhere else.

Must have Quality mattress: medium-firm, no springs. Replace anything over 7 years old
Must have Mattress protector on every bed: waterproof and noiseless
Must have Hotel-white duvet with two duvet covers per bed (we rotate)
Must have 4 pillows per bed: a mix of firm and soft
Must have Blackout curtains or blinds on every window
Must have Bedside tables with lamps and USB/outlet access
Must have Luggage rack (guests should not put bags on beds)
Recommended Full-length mirror in primary bedroom
Recommended Smart TV in each bedroom (significant booking appeal)
Optional White noise machine in each room (Tahoe can have road or lift noise)

Bathrooms

Clean, well-lit, and fully stocked bathrooms are non-negotiable for 5-star ratings.

Must have Fresh white towels: 3 bath, 2 hand, 2 washcloth per guest
Must have Hair dryer: wall-mounted or countertop in each bathroom
Must have Non-slip bath mat, replace anything frayed or discolored
Must have Soap dispenser (liquid) and spare bars
Must have Toilet paper: minimum 6 rolls per bathroom in reserve
Must have Shower curtain (if applicable): bright white, no mold or discoloration
Recommended Vanity mirror with good lighting
Recommended Small basket with travel essentials (cotton pads, Q-tips)

Outdoor Spaces

Tahoe's outdoor spaces are why guests choose a private home over a hotel. These are often your most photographed features.

Must have Outdoor furniture: table and chairs for full guest capacity, weather-appropriate
Must have Gas BBQ grill in working order, cleaned before every guest
Must have Outdoor lighting: string lights, path lighting, deck lighting
Must have Well-maintained pathways: clear of snow, ice, and tripping hazards
Recommended Hot tub (one of the strongest return-on-investment amenities in Tahoe)
Recommended Fire pit with seating: wood or propane
Recommended Adirondack chairs with mountain or lake views visible
Optional Hammock, corn hole or lawn games for summer stays

Tahoe guests come for the outdoors and bring their own gear. A few simple storage and drying setups keep your home protected and make their stay easier.

Must have Boot dryer (ski properties love this, guests too)

Staging for Photography

Your photos are your first impression. These steps take a few hours and can make a real difference in how often your listing gets clicked.

Every surface, appliance, window, and floor must be spotless. Rent a steam cleaner for grout and tile. This is the single most important prep step.

Declutter ruthlessly

Remove 30–40% of personal items from shelves, surfaces, and walls. Guests want to feel like it's a fresh space, not someone's storage unit.

Set the table

A set dining table with placemats, napkins, and a simple centerpiece photographs beautifully and communicates how guests can use the space.

Stage every bed

Fresh white linens, all pillows fluffed and placed, bedside tables clear and organized. Fold the top sheet and duvet down slightly for a hotel look.

Light every space

Turn on every lamp and overhead light. Open all blinds and curtains for natural light. Dark corners read poorly in photos.

Add fresh flowers

A single arrangement of fresh flowers or greenery in the living room or kitchen costs $15 and adds instant warmth and life to the space.

Hide the clutter zones

Stow cleaning supplies, personal items, and anything you wouldn't see in a hotel. Kitchen counters should be near-empty except for the coffee maker.

Mow or clear the entry, sweep the porch, arrange outdoor furniture neatly, and ensure any hot tub is clean and covered properly.
